Studio Modijefsky designs all communal spaces and apartment base concepts for Schouls in Leiden

Studio Modijefsky proudly contributes to Schouls, one of two high-rise residential buildings shaping a new landmark development at Lammeschans in Leiden. Together with its sister building Zirro, Schouls forms part of an ambitious project that will deliver 780 one- and two-bedroom apartments across 46,772 m² of residential space, supported by 1,600 m² of commercial program.

Schouls itself adds 422 apartments to Leiden’s evolving skyline, envisioned not as a conventional tower but as a layered tapestry of spaces in which public, semi-public, and private zones flow seamlessly into one another. Studio Modijefsky will design all communal areas, encompassing 904 m² of interior and 276 m² of exterior shared zones, ranging from welcoming lobbies and multifunctional lounges to outdoor terraces that foster interaction and relaxation. In addition, the studio will develop a refined base interior concept for the apartments, each measuring between 50 and 70 m², ensuring a cohesive atmosphere throughout the building.

Inspired by Leiden’s textile heritage, the design layers materials, textures, and light to create subtle thresholds: open and inviting at ground level, and warmer, more enclosed deeper within the residential core. Schouls is conceived as both a home and a shared environment. Bold yet timeless, it will reflect a new approach to urban living where comfort, connection, and creativity come together.
