Studio Modijefsky designs the communal heart of residential complex Zirro in Leiden
Studio Modijefsky designs the communal heart of Zirro, a new residential complex in Leiden’s Lammeschans district. Zirro comprises 358 thoughtfully designed apartments ranging from 50 to 70 m², complemented by 1,600 m² of commercial space and a generous green courtyard that enriches everyday quality of life.
At the core of Zirro lies the idea of transition: moving from the public streetscape into shared zones and finally into the intimacy of home. From landscaped exterior areas to the residential core, communal life is gently interwoven into the architecture. Studio Modijefsky was invited to design all shared amenity spaces, including 221 m² of interior and 105 m² of exterior communal areas, as well as to create a refined base interior concept for the apartments.
Through the careful use of materials, light, and spatial rhythm, residents will be guided naturally along this journey, with opportunities for interaction that never compromise individuality. By balancing the collective with the personal, Zirro will establish a holistic living environment that is expressive, approachable, and deeply rooted in the spirit of community.
