Studio Modijefsky designs the communal heart of residential complex Zirro in Leiden

Studio Modijefsky brings its distinctive design signature to Zirro, a striking new residential complex that, together with neighboring building Schouls, forms part of a major new development at Lammeschans in Leiden. Zirro comprises 358 thoughtfully designed apartments ranging in size from 50 to 70 m², complemented by 1,600 m² of commercial space and a central green courtyard aimed at enhancing everyday quality of life.

At the core of Zirro is the seamless transition between public and private space. From the landscaped exterior zones to the heart of the building’s residential areas, communal life is gently woven into the architecture. Studio Modijefsky was invited to design all shared amenity spaces — 221 m² of interior and 105 m² of exterior communal areas — as well as to develop a refined base interior concept for the individual apartments.

The result is a holistic spatial experience where comfort, creativity, and community come together. From shared lounges to lush terraces, every detail — materials, lighting, and spatial composition — has been curated to foster connection and elevate everyday moments.

Zirro represents a new generation of urban living: expressive yet approachable, where communal and individual life co-exist in fluid harmony.
